Indoor air quality (IAQ) testing looks at what's actually in the air people are breathing inside a property, most commonly focused on mold spore levels (using the same air-sampling method as mold testing), relative humidity and moisture conditions that support mold or dust-mite growth, and whether ventilation is adequate for the space's use. It's a broader lens than a mold-specific test, useful when occupants have general air-quality concerns — persistent stuffiness, allergy-like symptoms, or a property that just doesn't feel right — without a single obvious cause.
We scope IAQ testing to what's actually relevant to the property and the concern raised. If mold is the leading suspicion, air sampling for mold spores is the core test. If the concern is more general (poor ventilation, humidity discomfort, a new renovation using products that off-gas), we assess ventilation and humidity directly, and refer out to a specialist lab or environmental consultant for chemical-specific testing (like VOCs) that falls outside our scope — we don't claim to test for something we can't verify with the right equipment and lab partner.
The report gives occupants (and, where relevant, a landlord or board) a documented baseline: what the air quality looks like right now, what factors are contributing to it, and what steps — better ventilation, humidity control, mold remediation — would improve it.
